Service connection, Panels, Branch Circuits, Connected Devices, Fixtures, Ground-Fault and Arc-Fault Safety Protection, Visible Wiring.
Heating Equipment (gas/electric), Cooling Equipment (gas/electric), Duct Systems and Vents.
Plumbing Supply/Distributions Systems and Attached Fixtures, Drainage, Waste and Vent Systems, Water Heateing Equipment and Hydro-Therapy Units.
Dishwashers, Food Waste Disposers, Trash Compactors, Ovens, Ranges and Cooktops, Vent Hoods and Exhaust Systems, Microwaves, Mechanical Vents, Bathroom Heaters, Garage Door Openers and Dryer Exhaust Systems.
All accessible systems and components from the foundation to the roof are included in the inspection. Your inspection report will be generated using the TREC REI-7-5 form that is required of all home inspectors in the state of Texas.
At the end of your inspection you will have a thorough walkthrough of the property with your inspector. This is probably the most valuable part of the inspection for any home buyer. This is where you get a chance to know your new home, ask questions, get answers, and become a smarter buyer and more confident new homeowner. Many details can be covered during this walkthrough, and much of it forgotten later. This is why I go well beyond the Texas state requirement of a simple text-only report. Your inspection report will include full color digital pictures of any important items contained within the inspection accompanied by a detailed write-up.
